Worried about musty odors, visible growth, or unexplained health symptoms? Our flagship service combines a meticulous visual inspection with scientific air sampling to give you the complete picture. We start by examining your property for signs of moisture intrusion, water damage, and conditions that foster mold growth. Our technician will check common problem areas like basements, bathrooms, attics, and around HVAC systems.

The core of this service is air sample collection. We use calibrated pumps to capture airborne particles from both suspect areas and a baseline outdoor control sample. These samples are sent to an independent, accredited laboratory for analysis. The lab report identifies the specific types of mold spores present and their concentrations. This is not a guess—it's physical evidence of your indoor air quality.

Who is this for? Homeowners who smell something musty, families experiencing allergy-like symptoms, real estate agents facilitating a transaction, or any property manager concerned about indoor environmental quality. The process is straightforward: schedule your appointment, our inspector performs the inspection and collects samples, the lab analyzes them, and we deliver a detailed report with our findings and recommendations. Choose us because we are licensed, independent, and committed to transparency—we don't sell remediation, so you get only the truth.

Surface & In-Wall Mold Sampling

Sometimes mold hides where you can't see it—or it's sitting right in plain sight, but you need to know exactly what you're dealing with. Our surface and in-wall sampling services address these specific scenarios with precision. If you see visible mold growth, we can take a surface sample (using a sterile swab or tape lift) to identify the species. This is critical because some molds, like the feared toxic black mold Stachybotrys chartarum, are not easily airborne. Knowing the exact species tells you if it's a simple cleaning job or if professional remediation is necessary.

For hidden problems, we offer in-wall sampling. If we detect excess moisture on a wall or suspect a leak behind drywall, we can carefully take a small sample from inside the wall cavity. This minimally invasive technique reveals whether mold is colonizing within your walls, often the source of persistent musty odors. The process is quick, and the samples go straight to the lab alongside your air samples.

This service is ideal for homeowners after a hidden leak, buyers concerned about past water damage, or anyone who has visible mold but doesn't know the species. We explain every step, handle all lab coordination, and provide you with a clear, jargon-free report. Because we don't perform remediation, you can trust our assessment of whether the issue can be a DIY clean or requires a professional remediator.

After professional mold remediation, how do you know it worked? Don't just take their word for it.
After professional mold remediation, how do you know it worked? Don't just take their word for it. Our mold clearance testing provides independent, third-party verification that the remediation was successful and your property is safe to reoccupy. This service is often required by insurance companies, real estate contracts, or simply for your own peace of mind.

Here's how it works: After your remediation contractor declares the job complete, we perform a post-remediation verification inspection. This includes a visual assessment to ensure all visible mold and affected materials have been properly removed or cleaned. Then we collect air samples from the remediated area(s) and compare them to a baseline outdoor sample. The lab results will show if spore levels inside are similar to or lower than outside levels—the standard for successful remediation. We also may take surface samples to verify that hard surfaces are clean.

Who needs this? Any homeowner or business that has undergone mold remediation, real estate agents finalizing a sale after mold issues, or property managers ensuring habitability. The process is simple: after your remediation, call us to schedule the clearance inspection. We sample, send to the lab, and within days you have a definitive report. You choose us for the same reason you chose independent testing in the first place: you want an honest, unbiased answer. We have no financial stake in the remediation outcome, so our report is your true stamp of approval.

“I recently used this company for a pre-purchase home inspection on a house we were buying, paying $600 for the inspection plus $125 for lab fees. Unfortunately, the inspector completely missed extensive mold throughout the HVAC system—a serious, potentially costly issue that could have affected our health and finances.
Thankfully, we hired a second opinion inspector who identified the widespread mold problem right away. Had we relied solely on the first inspection, we would have closed on the house without knowing about this major defect.
The company operates on a subcontractor model for its inspectors rather than using in-house employees, which may contribute to inconsistencies in quality and thoroughness. There are plenty of other inspection companies that can more reliably pinpoint hidden issues like this and provide clear recommendations or protocols to address them.
I reached out to the company afterward to explain what happened and express my concerns, but they showed little interest or accountability.
For the price, buyers deserve an inspection that catches significant red flags. I do not recommend this company—be very careful in your choice and consider getting a second opinion, especially for something as important as a home purchase.
For the same price, I had an inspector come out for an entire day who found this issue, confirmed with multiple labs, and created a plan for fixing this issue. The difference was night and day and ultimately saved us over 30k in remediation.”

“Dale White was our inspector with MI&T and he was excellent in his inspection, communication and customer relations. He gave use a really good overview in the beginning so we could plan the timing of vendors for mold remediation and keep the sellers and buyers informed along the way. I highly recommend him.”

“We had an excellent experience with Maxwell’s mold inspection at our home. He was incredibly thorough and professional throughout the entire process. Maxwell took the time to carefully assess everything, explain his findings in detail, and answer all of our questions with patience and expertise.
The turnaround time was impressively quick, and his knowledge and experience truly gave us peace of mind. If you’re dealing with concerns about mold or just want reassurance from someone who knows exactly what they’re doing, I would absolutely recommend Maxwell. He made a potentially stressful situation feel manageable and clear.”

“I was able to work with Maxwell on a custom home project that we are working on and I had a fantastic experience. He came through and did our initial inspection and helped me understand what we would need to do in order to remediate the issues that we had. After remediation he came back out and gave us the all clear. I will always reach out to you guys for any other issues that pop up. Communication was great, Maxwell even reached out to me before arriving and I always got email communication when he said I would. We didn't intend to have to deal with this matter but working with you guys allowed us a clear path to get through it!”

“Very smooth process and very professional. Thankfully it was a false alarm which the tech basically told us immediately. The instant relief was totally worth the money”

“Everyone I spoke to was kind and pleasant. I was scheduled to meet an inspector at my home in the hill country at 11am this past Saturday. I had made this appointment the previous Monday and was told that there would be a cancellation fee if I canceled same-day (understandable).
I live in Dallas. I woke up and loaded my young family in the car to head down at 6am to meet the inspector. At 7:15 am on Saturday, the inspector sent me a text saying he could no longer meet and asked if the next day would work. I replied that we were making a special day trip down and that we were already half-way to the property and driving in from Dallas. There was no response. I never did receive a response from the inspector. I called and left a message with the answering service on Saturday. I called again to explain what happened to the main office this morning. Everyone was kind and apologetic, but I cannot use the word reliable to describe this company. If you need a group that will show up when arranged, look elsewhere. I had to.”
