These are classic signs that the wooden beams and support piers beneath your home have shifted or deteriorated, often due to Westlake Hills's moisture-sensitive soils. At Perma Pier, we specialize in restoring stability to these historic and common home foundations.

Our process is meticulous and tailored. We begin by fully assessing the understructure, checking for moisture damage, wood rot, and pier settlement. Our solutions are not one-size-fits-all. We may perform understructure leveling, replace compromised beams and joists, re-shim and re-support existing piers, or install new moisture barriers and improve drainage to prevent future problems. For homes in historic neighborhoods, we take extra care to preserve the architectural integrity while ensuring modern safety and stability.

Why choose us for your pier and beam repair? Our team possesses a deep understanding of how Texas soil interacts with these foundation systems. We use durable materials and proven techniques designed to withstand the seasonal expansion and contraction that plagues our region. We work cleanly and efficiently, minimizing disruption to your daily life, and our work is backed by strong warranties. Don't let a shifting foundation compromise your home's safety and value. Let our experts provide a permanent solution you can trust for decades to come.

Signs of trouble include cracks in your interior or exterior walls, uneven or sloping floors, and doors or windows that stick. When your home's concrete slab shifts, it affects the entire structure. Perma Pier offers advanced, engineered solutions to stabilize your slab and restore your home's structural integrity.

We employ data-driven methods, not guesswork. Using precision tools, we map the exact settlement pattern of your slab. Based on this analysis, our engineers recommend the most effective repair strategy. This may involve installing concrete pilings, steel push piers, or helical piers deep into stable soil layers to lift and support your foundation. For sunken concrete areas like driveways or patios, we offer mudjacking and polyurethane foam injection services that quickly and cleanly restore level surfaces.

Our commitment to science sets us apart. We don't just drill and fill; we diagnose the underlying soil condition and hydrostatic pressure causing the problem. This ensures our repair addresses the cause, providing a durable, long-term fix. Our crews are certified and trained in the latest techniques, ensuring a high-quality installation that meets strict engineering standards. With our lifetime transferable warranty, you gain lasting peace of mind knowing your biggest investment is secure on a solid foundation.

Foundation Drainage & Water Management

If you notice pooling water near your foundation, soggy yards, or moisture in your crawl space, you need a professional drainage solution.
Water is the number one enemy of a stable foundation in Westlake Hills. Poor drainage leads to soil erosion, excessive hydrostatic pressure, and the destructive cycle of expansion and contraction in clay soils. If you notice pooling water near your foundation, soggy yards, or moisture in your crawl space, you need a professional drainage solution. Perma Pier's comprehensive water management services are designed to protect your foundation by controlling the flow of water around your property.

Our experts conduct a thorough evaluation of your property's grading, gutter systems, and natural water flow. We then design a custom system to redirect water away from your home's footprint. Our services include the installation of French drains, subsurface drainage systems that collect and channel water away. We also correct surface grading, install sump pumps for basements or low areas, and reroute gutter downspouts to ensure they discharge water at least 5-10 feet from your foundation.

Investing in proper drainage is a proactive and cost-effective way to prevent major foundation repairs down the line. A well-designed system protects not only your foundation but also your landscaping and helps prevent basement or crawl space flooding. Our solutions are built to last, using high-quality materials and expert installation. By partnering with Perma Pier for your drainage needs, you're taking a crucial step in safeguarding your home against Westlake Hills's unpredictable weather, ensuring a dry and stable property for years to come.

“After writing a different review, I took some time to evaluate Perma Pier's work and think about it. Overall it's a mixed bag. First, the core of people seem excellent and knowledgeable. People like CJ, who partially oversaw the work were friendly, and seemed to know what they were doing. The pricing was fair for the work, but the follow up pricing on the plumbing problem caused by the work was predatory (see my review of Black Tie Plumbing for those details).
The problems really start with the fact that Perma Pier farms out to contractors to do the actual work. It's impossible to determine how good the work itself was, though CJ showed some measurements which indicated the house had been leveled (and hopefully supported) (thanks!). The problems start with the finishing process and the details. First, it doesn't seem that the soil and foundation rubble were properly tamped back down into the voids created by the work. A pile of concrete rubble, rocks, and soil was left around around my entire foundation. They returned to tamp it down a couple days later, but it looks terrible and has destroyed part of my lawn. They also covered numerous irrigation spouts in the process. Amid the rubble are many bottle caps and bits of trash. The workers also filled my compost bin with their day's trash (they bagged it thankfully!). It's the little details that separate the mid or bad from the great, and the contractors did not quite get above mediocre for the actual work. They did restore some rocks and tarping and mulch, so there's that! I'm worried by the lack of proper tamping, and irritated by Perma Pier's partially hand's off approach with zero follow up inspections.”

“I needed foundation work and was very nervous about it. Julio and Kevin and the team that came to my house did a great job. They were so professional and efficient. It really calmed my nerves. They were very responsive to all my questions as well.
