Frankie came out the same day we called and he provided a free estimate and we hired him because my mom really liked him. UPDATE: It’s been several years now and I need a new roof at another property and it reminded me of Frankie and the last time I worked with a roofer, and how awful it was so here I am. In case anyone was wondering no he never made anything right and has continued to dodge us and our lawyer for years, as well as claiming the HOA was lying and I was pretending to be my neighbor. Newsflash there were 3 units at the property so 3 owners who were equally pissed. We are not the same person. Still use at your own risk.
ORIGINAL: If I could give them negative stars, I would. Our roof was leaking and our HOA hired Chicago Premier Roofing to evaluate and repair our roof. We mentioned that there were soft spots under the roof that were concerning as well. Frankie said it was no problem, all we needed was a new roof layer. We believed him because we are not roofing experts. Frankie laid down a new layer of roof over the old one. The first time it rained afterwards, it leaked and pooled like he'd never done any work - in fact, it was worse than before. His solution was to come back and put another layer over the soft, wet spots we pointed out to him, and even getting him to do that was difficult. It leaked again, of course. We asked him to come out again to talk about a better solution, and that's when he started giving us excuses about why he couldn't.
Ultimately, while we were waiting for Frankie to respond, another set of contractors came out to install a roof deck shortly thereafter, and refused to do so because they were concerned about the moisture and soft spots and felt the roof was too unstable to take on more weight from a deck. Imagine our surprise. They lifted up a small area of the work Frankie did, and it revealed not only that Frankie had put down the new roof layer over an old layer that was soaked through with moisture, but that the roof based was rotted through entirely underneath (picture attached). The roof was at serious risk of collapse - and instead of checking before he did his work, Frankie added more weight with a new layer to an unstable roof! The whole roof needed to be torn up and redone because it was a hazard - something Frankie missed entirely in his "evaluation." His recommendation to add another layer was downright dangerous.
We got photos and videos and tried to show Frankie and discuss the issues, and he continued to be unresponsive. We wanted to know why he never checked under the existing roof layer to be sure all we needed was another layer. He did not respond to that question, either.
Since Frankie would not respond, and even if he did we did not trust him to do the work correctly at this point, we had no choice but to pay another contractor to come in and redo the roof correctly. The new contractor felt so bad for us being shafted by Frankie and his shoddy work that he actually gave us a discount. It was THAT bad.
After the work was done correctly and the issues were documented, we asked Frankie nicely to refund us the money we paid for his dangerously bad work. He did not respond. We then hired a lawyer and had him served. He has since spent over a year trying to evade the lawyer and refusing to refund us, honor his guarantee or anything else. At this point, I doubt he ever will make what he did right. So we are left with no choice but posting our business experience online, and filing complaints with the BBB and the IL Attorney General's office. Hire Chicago Premier Roofing at your own risk.

Terrible Service, Unfulfilled Warranty, and Unprofessionalism
I regret having to write this review, but my experience with Chicago Premier Roofing has been nothing short of frustrating and disappointing. In March 2023, I had a flat roof completed on a multifamily unit with a 10-year leak-free guarantee, which covered both labor and materials. Everything seemed fine at first, but by March 9, 2024, I started noticing water coming into two apartments on the south end of the building. I reached out to Frankie to address the issue, and he claimed the problem was with the flashing.
When I asked if the flashing should have been included in the original job, Frankie confirmed it should have been and even admitted the flashing was in poor condition. His exact words were, “I don’t like to talk about other people's work. It is what it is.” However, his team did the original work, so it's hard to understand how that statement makes sense.
In an effort to prevent further damage to my property, I agreed to pay Frankie to fix the flashing, even though I should have been covered under the warranty. I also repeatedly asked for a receipt and my contract, which I still have not received. This was frustrating, but I just wanted to get the issue resolved as quickly as possible.
Fast forward to December 2024, when another tenant noticed water stains and cracks on her ceiling. I contacted Frankie again, and this time, Steve came out to inspect. He confirmed that the flashing was deteriorating due to tuckpointing issues—something that was never mentioned or documented before. Then, Steve proceeded to tell me how much it would cost to fix the roof, which I had to argue against, as the issue was clearly still under warranty as per my contract from March 2023.
Steve told me that the flashing would be fixed that day or the next day, but I never received an update. I’ve followed up multiple times, but it seems like they are completely avoiding my calls and texts. It's clear they don’t care about honoring their work or their warranty.
At this point, I wouldn't recommend Chicago Premier Roofing to anyone. They don’t stand behind their work, are unresponsive, and seem more interested in finding ways to charge more than addressing issues they should have taken care of under the original agreement. Avoid this company at all costs!
